We were looking at foreclosures but ended up buying a new house and now we are checking out foreclosures for my brother. They have some really good deals right now. Some of the houses are torn apart but you can find some that all you would need to move in is a carpet cleaning.

Windermere seems like a fairly nice place to live. I am wondering, though, about property taxes and insurance. Are they 'out the roof'? Also, does everyone need to have flood insurance due to proximity to lakes and chance of hurricanes? Additionally, is the population really under 2,000 people?! I looked at the census info and was amazed!

Probably the town of Windermere is under 2000.

I think our property taxes are in the $2700@ year range and insurance is $476@ year. Not much different from what we paid in Winter Garden.

There are several different builders in Summerport so I would look at each home as to the quality of construction. I've been in many homes there and for the most part they are pretty nice. sometimes you see some wear and tear issues, especially in short sales or REO's.

The area was hit particularly hard with distressed sales. as they hit at th e peak of the market and utilized the worse of loans for people. Now the area is looking a little neglected but the distressed sales are moving rather quickly. Presently therre are 23 homes for sale, 36 pending and 98 have already been sold this year. I think that shows the interest in the area and perceived values.

I like the area and keep showing it. It is good for the WDW crowd and those that want a good chance for appreciation. in a nice area and setting.

Absolutely! At least one of the builders in there went belly up and is not supporting any warranties at all.

I have the same question. How to find foreclosures/good deals on houses without the help of a realtor?
