Hello,

I am looking for countryside areas in Pennsylvania that are within 45 minutes, with traffic, to downtown Wilmington, DE. Can anyone help me? Here's what I'm looking for:

1-5 acres
$350,000 or less
Safe, low crime
No unusual smells
No big bug problems

I think you might be able to do that if you aren't looking for a house on the property. When you are talking about that price range and that amount of land in that area, you might be looking at maybe Kennett Square, which happens to be the mushroom capital of the world. Mushrooms are grown in manure.... Kennett Square, PA - Historic Kennett Square

Okay, a little further out - Cochranville, but that's 45 minutes traffic free. I would suggest looking for less then an acre which will up your choices considerably. DO NOT consider any place within Coatesville school district.

Oxford is pretty wide open and just beyond that is Rusing Sun which has some housing developments. By bad odors you may mean mushrooms farms which are bad. Thats any area close to Delaware. But I think Oxford is far enough removed to be okay, I would think. You'll probably get other farm smells, though. Beats traffic and noise pollution, though. Farms are good neighbors unless they're hog or chicken raising operations.

Of course, Lancaster County does smell like fertilizer. The smell isn't nearly as bad as Avondale or Kennett Square, but it's there. Only bug problem is Stink Bugs, but those monsters are a problem everywhere in eastern PA, and are quickly spreading across the country. Soon enough, there won't be anywhere that doesn't have a Stink Bug problem. Luckily, they are harmless, they aren't terribly ugly, and as long as you relocate them rather than smooshing them, they don't stink.

The thing is, you are talking about a big piece of land for a housing development and generally if you have over an acre, you are talking about homes in the $500,000 and up price tag. They don't put little ranch homes in developments with big lots. If you are talking about a stand alone home out in the country, then you are talking about farm country, which pretty much means smells. What's really important? We have relatives in Lancaster county and they have a huge bug problem and they live in a development. They say it's from horses.

If you live near a horse farm, you'll get flies, big spiders and field mice. Depending on the size of the farm, it may or may not prove to be a "problem". But in places like the unincorporated areas along 41, there is a lot of space and there aren't many farms.
