Trying to determine if this is a national trend or local. Please state how much it was last year and how much this year, the state and city where you live, and if you've had any claims recently.

Thanks.

We are insured through Liberty Mutual...no claims, the rates is now at $600 per year. Rates has gone up about $25 per year the last 3 years. We are located at Ada, MI. This covers replacement cost for a $350k house and $128k replacement cost on possessions and few other coverages that I can't think of right now.

Nationally, house insurance has gone up in many places.

Where are you located and how much did it go up?

I know you will not want to move to CA. but...

We pay $1200 a year for HOI on two houses on 1.25 acres in the Sacramento area. We pay $398 in property taxes cuz we have held this land in a trust since 1949. But we're looking to get out of CA.

In 2004 I paid 735.00 a year, in 2005 I paid 1,300.00 in 2006 I paid 1,600.00 and next year I will be paying 2900.00 because the insurance company is making me insure my house at thier appraised value which is 220,000, I can't sell my house for that. I have no choice because my insurance was randomly selected to be non renewed, happend to millions of people here in Fl. These people have had to go to Citizens insurance because they have to insure you. My hurricane insurance deductible is 5000.00. The house waas built in 1955 and has never had a claim. I am in Tampa Florida.

I live in the country near Springfield, Missouri and homes here are pretty inexpensive compared to the rest of the country. Mine was built in 1993, solid brick and real wood plank interior wall construction, including real thick wooden high quality planks horizontally under the roof with handbuilt, not stapled, no particle board, thick trusses and real bracing, raised about five ft. off the ground on cement pilings and bolted, 7" thick brick walls, cathedral and tray ceilings, two sets of French doors leading from the breakfast room and master bedroom to a house-length wooden deck with built in seating along the entire length, 4.3 acres with a blacktop paved and sealed driveway, half park-like, half forested, 3 bedrooms, 2.5 baths, 3 car huge cavernous garage, fireplace, custom kitchen with tile floors in kitchen, laundry room, all bathrooms, a custom home that would run easily a million or more in most parts of the west or east coasts. Yet my insurance cost is only $1,055 this year and that's for replacement costs plus $50,000 for unanticipated expenses, covered for fire, tornadoes, wind, ice storms, hail, and liability should someone be injured on my property, etc. That also includes $150,000 for personal contents. My house is valued at $230,000!!! (told ya it's cheap here!). I have Farmer's Insurance and they told me all the parameters of what makes the cost what the cost is when they sent out the inspectors to determine my premium. Brick exterior, new asphalt shingle roof, rain gutters with spouts that are properly situated to ferry water away from the house, a sump pump that has an underground pipe that comes out of the ground downhill from the house, tile floors, custom detailing around doors, windows, arched windows, etc. all go into the cost analysis. I also get a discount for having my auto insurance with Farmers too. My property taxes run about $1100/yr. I used to pay $2200 in Las Vegas
