I just bought a house in the gulph terrace portion of Conshohocken, which is actually in upper merion twp. The house is very nice, but as I'm settling in and getting out around the neighborhood, i'm noticing that it is quite a bit more run down then I thought it was. Also I have no issues with diversity, but I am one of very few white people in the area, which makes no sense since if you check demographics this is "supposedly" an area that is mostly white. If you go literally a block in any direction north a block is radnor and its very nice, west a block is wayne very nice, east a block is west conshy, which is decent, south a block villanova very nice, but these few blocks are basically run down rental properties in the middle of several beautiful areas. Does anyone know much about this area? I was told houses are flipping here 2-3 a year and this is an area on its way up. It's amazing that almost every resident is also quite old, as in almost no one under 65. As of now it is basically an African American retirement community with many houses where it is obvious the owners have gotten older and can't keep up anymore. Was this a smart move and this area is on its way up with the current population ageing and the houses flipping, or did I make a BIG mistake??

It's a good area. And you are close to King of Prussia and not far from Philly. I thought it had a lot of Irish and Italians?

If there are I haven't met them, so far it seems majority older African Americans. There are some beautiful houses, but a lot of run down houses and rentals also. I'm just not sure if it is on its way up or down?

Ok lemme think West Consha has some old homes and nice homes. And I know across from there is the main area were it is very industrial. It's not far from St. Gertude's church. Upper Merion area is very snobby.

No, I'm not in realestate, but I have been asking about this area. The area I'm talking about is Gulph terrace/rebel hill, which isn't quite west conshy, but very close and does have conshy address. Boundary wise its upper merion twp/gulph mills. It's also known as part of conshohocken station. It's between rebel hill rd and matsonford N to S and between s gulph and rebel hill (wraps around) east to west. Its rebel hill rd, henderson, lincoln, gulph and madsonford rd.

While I understand why you may feel a little uncertainty about the very specific area you're in, I don't think you should have any doubts about the future of Conshohocken. The whole town has been revitalizing for decades, and it will definitely continue on that path. It's in a very desirable location, and it has very enviable access to highways, rail, etc. and good schools. So, in short, if you're looking to ensure that the investment you made was a good one, I think you should put those fears to rest.

That being said, Conshocken has come a long way, but it's not quite "maxed-out" yet in terms of revitalization. There are indeed some "pockets" of town that need a bit of TLC. In due time, especially considering you're referring to elderly neighbors, I think you'll definitely see those properties flip in the not-so-distant future.
