Hi,

I am considering relocating to Philadelphia from New York.

The job will be located in Center City and wanted advice on best communities with the following attributes:

1. Great schools. I have 2 girls, one in middle and one in elementary.
2. Safe.
3. I would like a diverse community, if possible.
4. Reasonable commute by public transit to Center City area, nothing more than 45 minutes.
5. I am open to NJ or PA, but would prefer PA due to taxes (I guess).
6. Budget will be 450K to 600K.
7. I would like somewhat newer construction for homes, if possible.

I would ideally seek to rent for a year as to see how I settle into the area.

T/E, Lower Merion, Radnor are all great school districts. Check the ratings more closely at schooldigger.com. Call the schools anytime to speak to program directors. See what is available for the students as far as preparing them for college and what current programs they have. For example there is a fantastic pre engineering class offered in some districts. I can explain in detail if you are interested. Message me. We are planning to enter our kids in this program. As far as newer construction that is possible. The Main line is known for the charm of the older homes and there are all types of models and styles with total renovation. It may be wise to be open to seeing what is available in your price range. You are wise to rent for a year as this will give you time to find the best deal possible. If you are really sold on new construction let me know as I have another option with an area that has new construction and a top school district. The distance is a bit longer though.

I always say Chesterbrook is a good area for newcomers if they plan on renting initially.Chesterbrook is a big self contained community made up mostly of townhomes. Great central location, top notch schools, no crimes . etc etc... Good luck

Rainrock, do you know how long the commute to center city is from Chesterbrook? Google maps says it is 1 1/2 hours by transit, which I would prefer.

I am looking at your suggestions CJMM.

I might be willing to go up to 700K for homes.

Chesterbrook is only 5 minutes from a few of the rail stops on the Thorndale-Paoli Line such as Berwyn,Daylesford,Paoli.Most people drive/park or get a ride to one of the stations. It should only be 30-45 minute train ride into the city from Berwyn or Paoli stop.


If you are looking for newer homes Media,Upper Providence, Newtown Square,Edgmont,Willistown,St Davids,Malvern are nice areas west of the city.

If you want to be within walking distance to a train stop then you are looking at older house stock but which have a lot of character. Just about all the towns on the Thorndale Line are extremely nice and walkable . The closest thing in the Philly area to Greenwich Ct.
