We're thinking of making the jump downtown, our budget is around 350,,we love Rittenhouse square but I think that's gonna be too low of a price point for that area. We saw some places off Chestnut (1500 block) but it seems to commercial to us, we want more of an apartment/condo heavy area.


I don't know much about No Libs, or Old City..Anyone have suggested areas that would fit the bill for a quaint downtown area if that exists ?

How big of a place are you looking for in the city? $350K is not going to get you far.

More toward Graduate Hospital or further down South Broad you can find more for that budget. The same can be said if you look more north toward Spring Garden and Chinatown.

Make a pin at Rittenhouse and go out about 10-12 blocks North and South and that is more in the $350-$600 range.

Old City is pretty expensive, unless its a smaller 1 bedroom, not many full homes or larger condos for that price.

Northern Liberties and Fishtown will have more variation in prices.

How is Washington Square if you know ?, we found some places near Chinatown but the block really wasn't what we were leaning towards

Washington Square is very nice, again $350 in most cases will only get you a smaller condo.

Thanks very much, guess I might have to raise what I want to spend, but its less mortgage and more HOA fees that concern me

Go further. Fishtown, Spring Garden, Fairmount, parts of S. Philly. You'll still be close to downtown. And those neighborhoods have urban vibes of their own.

Chase Utley used to live in the Ayer right on Washington Sq. It's very nice around there. But 350K will likely be too low too. The new very high end condo being built across from Independence Hall, on Walnut, has units that are probably no lower than $1 million.
