I would call that an efficiency. Is there a difference?

I think the OP refers to a newer type of apartment development with units typically in the 2-300 sq ft range. These spaces have been popping up in several large cities (NY, SF, Boston, Seattle). While not truly cheap, they reduce the cost of living in highly congested areas.

Ameneties vary, but many of these buildings also include significant common areas for residents to collect together. Given their size, expect micro kitchens and minimal closet space. In many cases, built-in multi-purpose furniture is used to increase efficiency.

I haven't heard of anything like that in Philly yet, but it may exist or be in the works.

Yes that's what I meant ...less than 400 sq ft.

Searching by sq ft yields a few results in Montgomery county, Horsham ,Bridgeport in the low 700s range. I guess that's about the going market rate in the suburbs

There’s a place on 13th and Locust (I think). Might be 1324. Anyway, they have studio condos for around 120k. They’re about 300 square feet.

I wouldn't expect one anywhere outside of the city limits. Most likely to be in city center...

Just doing simple arithmetic shows that there's nothing cheap about rent for micro-flats. But if someone needs - or more likely, wants - the convenience of their locations, then if they're willing to pay the premium, oh well.

There's a building being built right next to each-of-which-is-now-former (White + Wong Bakery < Swiss Haus Bakery < Swiss Pastry Shop), forgot the name but I think it's gonna be called 'The Plan'?? which signage says will have micros.

There's also 'The Civic' in the also-former St. Joseph's Hospital at 16th & Girard Ave, that's advertising micros, studios, 1 & 2BRs.

Looks like new micros are almost complete on the SE corner of 12th and Vine.
