I am considering buying a completely remodeled home....new everything inside, and pool re-plastered, but the house is 32 years old. It is also in the 85254 zip code near PV mall on the east side of Tatum between Cactus and Thunderbird.

What are everyone's thoughts about this area? There is no HOA so that brings concerns for me as I have always lived in area where there is an HOA so everyone maintains the exterior of their home and can't park trailers, campers, and boats in their front yard.

Would this house be a good resale value in 10 years or would it be better to just move on and look for an area where the houses are not so old?

85254 is a good zip code. There's some horse property near where you're looking - you'll probably see trailers here and there. The neighborhood is near a lot stuff worth being near (shopping/dining).

I'm no expert, so I don't know how values will look in 10 years but, based on the zip code alone, I'd guess better than most.

That is a nice area, you're very close to the mall and a ton of other stores so it's a good location, but there is a good amount of traffic.

The 85254 zip code is a popular one since it's considered scottsdale, but it's technically phoenix.

A friend of mine lives west of Tatum in that same area. I like it very much. Those are nice neighborhoods with well-built houses, even if they are old. My house in Tempe is soon 25 years old. A lot of people like those homes. If your only question is that it's "so old" but completely remodeled, if you like it, it should definitely stay on your list.

Plus it's one of the few areas of town where you actually get a decent sized yard (probably why there are horses). In looking at real estate over the last couple of years, the homes are older but most seem to be well taken care of. Also, it seems like a lot of people have gutted out and remodeled many of the homes (from inside out). It seems like the new Arcadia in the north part of town where the homes are remodeled but still have their own character.

I have friends who own a home right in that area a few blocks from the mall on the east side. It's a great area. They have been there over 20 years and love it. Obviously, prices went sky high during the boom and are now back down. That's true for everyone.

If the home has been remodeled well and to your liking, and you like the neighborhood what would be the problem? If you plan to stay there 5-10 years I don't see one. I myself live in a condo complex nearby and absolutely love the convenience and beauty of the area, especially the green belt (golf course).

That is an excellent area and right where I live. Don't worry about there not being a HOA. The people around there take care of their property.

It’s a great area, well established and will continue to survive in a positive way. There are lots of positive values for that neighborhood.

I looked really hard at that area when I was buying last year - I would have bought there if I could have found a remodeled home for a decent price - the lack of a HOA is a huge positive in my book.

Just about every home I saw had a "beehive" fireplace... gotta love them to live there!
