I will be retiring in the Phx metro and would like to buy a home in either Chandler or Gilbert.

However, I plan to rent the home out for the next ten years before I retire so a location which is attractive to renters is important.

Can anyone recommend zip codes or subdivisions in either Chandler or Gilbert which are quite nice with good schools and attractive to renters?

Chandler has 6 zip codes and all are good. Sections of 85225 are older and low income areas. And there are many communities that are good.

Gilbert also has 6 codes and all of them are good, and also with a lot of good communities.

The area you choose will be determined by your price point and amenities that you want in a community. You want it as a retirement home primarily, so you need to think about what will be a comfortable area for you when you move here.

There are golf communities, lake communities, gated communities, and horse communities. Horse communities are probably not going to be the areas where you would have a rental market.

I live in Chandler, 85226, the neighborhoods are nice, some have grass, some don't. Most of the homes are older but have nice large back yards with pools. I rent my home and love it. I think Chandler is great. I live 1.5 miles from the mall and 1.5 miles from the I-10. We like to walk and feel safe walking in our area.

Having lived in Chandler previously I can suggest a couple of locations.

One of the neighborhoods by by the fashion mall, 101 Loop and Chandler Blvd., is where I used to live. It has about everything you're looking for.

Don't let last month's shooting incident at the fashion mall be a deterrent, this sort of thing can happen anywhere. The area is nice, attractive to both buyers and renters, and has good schools.

Ocotillo is also a nice area, as is most of Chandler as a whole.

Can any one tell me is paseo trail (escalante) area is considered a nice area of chandler to live?

You might want to start your own thread...but, yes, Paseo Trail is a very nice area with homes ranging from $175,000 to $550,000. Convenient to shopping, movies and the 202 freeway.

I live in 85296. Great area, with some great schools.

As for renting, this is a great area for that, as well. Moving out of the state, but holding onto and renting out our Gilbert home. Had our property manager list the place as available, and it was rented for our full asking $$ within a week (renter got the ball rolling within 24 hours of our listing). We signed a 2-year lease with this family, although they wanted a 3-year lease.

I suspect this rental "bubble" has a many more years in it, before the rental market deflates...and the 85296 area code is a great place for renting out a home.

Keep in mind the term "old" is relative in Phoenix. A home built in the 1990's is considered old in Phoenix. So take that term with a grain of salt. Nearly all the homes in Chandler are new by my standards. If you've lived in another city then you know what a genuinely old home looks like.

I like the northwest section of Chandler (85226) and nearly all of Ocotillo.

I live in 85286 (Chandler) on the outskirts of Ocotillo. We are renting and it is a great area to live in. It is clean, quiet and we love it. There are plenty of amenities nearby and it is only five/ten minutes by car to the Chandler Fashion Mall. Good luck in your search OP.
