When I say new, I mean 2000 to 2005 and newer

Off the top of my head I know a couple ones of interest were in the 85041, 85043 zip codes

One is South of W Lower Buckeye Rd just east of 75th Ave,
but there's a bunch

We plan to mind our own business, but my mother is a master gardener/landscaper so
We were just hoping to find a neighborhood this might make a difference in, and not have people pee in our lawn or spray paint our car. Basically...probably besides burglary we want a house that we can resell in future that wont be a total bust

I drove through that area every day until about a year or so ago. It runs west to about 91st Avenue and then blends into Avondale. The area looks nice and is generally well-maintained. Newer cars, SUVs in driveway and kids outside playing and riding bikes around. It was all built in the boom, mostly with HOAs that keep up the common areas. You see graffiti from time to time but it gets painted over. There are new strip malls and schools nearby. It seems to be more Hispanic than most areas, but not entirely. Probably a mix. It was clobbered during the housing bust so there are many rentals and foreclosures. Definitely worth a look at least. But keep in mind that you are not going to buy in the best areas at $40 or less/square foot. Even there, it cost twice that to build those houses.

Yeah..we're definitely looking for a "deal" for now I was expecting we'd be in an HOA, and I thought as long as the house is fairly large and we get it for 80-90k , how much more could it depreciate, if it's not in too bad of a neighborhood

Thank you Ponderosa (and everyone) I will keep you updated and probably be back if I narrow down some more areas/ houses
