Phoenix ZIP codes can cover very wide areas and different types of neighborhoods. I find it very difficult to make blanket statements about them. If you give us more specific info (cross streets, etc) we can be more helpful.

I would avoid 85033 like the plague, it is the western end of Maryvale (called Scaryvale by some locals), boundaries for that zip are Thomas to Camelback between 59th Ave and 83rd Ave

85021 varies, its boundaries are Central Ave to I-17 between Glendale Ave and Cactus Rd. East of 15th Ave, that zip code is really nice, west of 15th Ave, especially north of Dunlap, not so much.

85051 is a working class part of the city, with some crime. It runs from I-17 to 43rd Ave between Glendale Ave and Cactus Rd. This Zip is not so bad west of 35th Ave, but between 35th Ave and the freeway (17), I would avoid it.

So in conclusion, the only one of these zips I would live in is 85021, but east of 15th Ave AND south of Dunlap Ave

Well let me ask you this what kind of neighborhoods do you generally prefer? What amenities? Do you enjoy a more walkable urban scene? Do you enjoy more quiet and solitude? Or are you just looking for the cheapest place and not too concerned about anything else? I only ask because I find your zip code choices intriguing as all of those areas are quite different.

You're actually good up until 19th Ave. The homes and lots between 15th and 19th aren't quite as big as those east of 15th for the most part, but the neighborhood is still very nice. Well kept properties, very quiet.

I wouldn't rule out 85020 from East Northern south to Glendale Ave. Although not townhouses, there are several 1, 2 and 3 bedroom condos for sale in my gated complex.
