My wife and I are over 55 and wish to purchase a mobile home and let our 36 year old son live in it for awhile. In 55+ communities is this allowed? We live in the Phoenix, AZ area.

Probably not unless you are also living there.

Unfortunately each community can have different rules. Most 55+ communities require that one person must live in the home who is at least 55 years old. Then some of them have a minimum age, like 40 years old, for the other occupants. There is usually no restriction on visitors' ages but they typically can't stay for more than 2 weeks or they will be considered an occupant and then the community can go so far as to evict you along with them for breaching your agreement. The best I can tell you is to contact each community that you are interested in and find out what their individual requirements and rules are. I agree that your son will probably not be able to live there without one of you occupying the home with him, and then again, his age may not qualify him either. Good luck in your search.
