Hello everyone,

I've been renting a room to a friend with no lease agreement in Phoenix, AZ. I know I should have an agreement with them and I will going forward for the new lease I am going to have them sign, but I want to raise the rent now and they know this and understand as I gave them a deal before, but with no lease agreement what do I have to do in order to make it 100% legal? Do I have to give the 30 day notice? I will but just curious...

***Also I have a dilemma with regards to how much to increase the rent ... I want to be fair but it's time I start making this worth my while... so a poll question?!?

What you have to do, and what you should do might not be the same thing.

30 days notice is really the only *decent* thing to do..

You can sign a lease right now with rent at the current rate this month & an increase next month.

I'd *suggest* hiring an attorney to craft a lease for you, or at least to look over what you're planning on signing.. but lots of people like to "save" money now & shoot themselves in the foot later.. do whichever suits you.. lol

As for rent increases.. you're on your own there..

You have no leg to stand on until you have a written agreement/contract/lease spelling out the terms of the lease, and it's customary and probably legal to give a 30 day notice before changing anything in the written lease contract.
