I know there is a lot of information on here about Avondale and I've tried to decipher what I can from it but some pieces are lacking. My family and I are moving somewhere in the area on Jan 1 from Utah. I will be attending PA school in downtown at the Phoenix Biomedical Campus. I still don't have a real career (till I'm done with PA school) so we don't have a large budget for rent. We are hoping to keep it around 900, lower would be better if course but I don't think that exists. I'm trying to balance a decent commute time, living in a safe area (2 young children, not in school yet but will start while I'm in school), and living somewhat near some extended family in the west valley. We would prefer not living in an apartment (townhouse or house) if possible.

There is a place in Avondale, west of the agua fria, but east of Litchfield Park. It is pretty much at Dysart and Thomas. Just wondering if that's decent. I know north of I10 is better when your that far west than the areas south of I10. Let me know what you guys know. I'm open to other suggestions also. Please help! I'm open to anything.

All I can say is what ever you do don't go south of I 10 with the exception of Estrella Ranch.

Dysart and Thomas should be fine. You might check out what schools, though. If you could be in Litchfield Schools, that would be great!

Good to know that area is ok!
kell490-what about Canyon Trails in Goodyear? It's south of the 10 and I've heard mostly good things about it. Seems like a real nice area.

I'd advise you to not take advice from kell490 about the west valley since he doesn't live over here and he has made many incorrect statements in the past about the west valley (including the advice he just gave of "whatever you do").

I live in Canyon Trails and it is a great place to live. The only real downside is that it is in the less desired Avondale Elementary School District. That isn't necessarily a deal breaker but Litchfield Elementary District has a better reputation and performance.

We much prefer it where we live to the busier and congested Palm Valley area. We curse each time we have to spend time on Litchfield Rd or Dysart as the traffic is much greater than we deal with by our house.

If you're going to be a college student downtown I think I would look for something closer to your school to live then way out in the far west valley.

The school district definitely isn't a deal breaker as my oldest will only be i kindergarten during my second year in school. Our family likes the suburban quiet neighborhood thing so for now it is fitting very well. I looked up the commute and without traffic it says it's about 25 minutes, so with traffic I can expect about 45 minutes or so.
My only issue with downtown is that I want to be able to let my wife and kids go outside and feel comfortable and safe. We do a lot of running also, so it is important to have a safe area to run in. I don't know that thee are any areas of downtown like that are there?

I live south of I-10 at Coldwater Springs (Avondale Blvd & Van Buren). I think it's quite nice, and I've lived here for 10 years.

The reality is that all of Goodyear, north and south of I10 is much, much better than Avondale period
The median home price, income should tell you why all of Goodyear is much better place.

You will feel as safe here as you will anywhere else. We have lived here for going on seven years and have never felt unsafe while out in our neighborhood. My wife and I walk nightly after dark and feel safe when we are out.

I commuted to downtown for work from Canyon Trails and it will take all of 45 minutes and sometimes more. Make sure you are OK with that.

Canyon Trails is very nice. I wouldn't worry at all about Kindergarten and even beyond that you would be just fine. Goodyear, Litchfield Park, and many parts/most of Avondale should meet your needs.
