Anyone here with experience in living in the Villa Monterey community? Can you please provide the pros/cons - eg, visitors (grandchildren) issue with extended stays, amenities, neighborly/activities, etc. Any input is appreciated!

I haven't lived there in decades, but I will chime in with just a couple of things. I would NOT call it south Scottsdale, but central. It's north of Camelback Road.


Amenities are minimal except a few community pools.


I'm confident there are no issues with visitors including grandchildren. Extended stays? Don't know. When I lived there, I was too young, but no one knew or at least cared.


I found this and thought it was interesting. This relatively small community has NINE HOAs, one for each unit as it developed, and one has "lost" its age restriction. http://arizona-active-adult-communit...ales-old-town/

I can tell you this much: Villa Monterey is whittled into about a dozen subdivisions, and apparently they're often very different from each other. Some are nicer than others. Some have different rules. So check very carefully.

The newest part (north of Chaparral) has a different feel than the older parts south of that street. The oldest part, west of 78th St, has a different look than the somewhat newer part east of 78th, in that the oldest part has fewer two stories, more of a "territorial" look to the outside of the homes, and bigger trees/more grass. There are some slightly different rules from one to the next, as some of the links above indicate.

That's always been a really cute stretch to drive through on Chaparral. All the neat little row homes. I love how they don't have recycling bins, they just put their little blue recycling baskets out on the curb. I don't get why they don't use full-size bins, but I always notice it. It has its own character and seems pretty well kept-up. Very close to a LOT of shopping and amenities (e.g. Fashion Square and along Scottsdale and Hayden) but kind of tucked in there so it shouldn't be too wild.
