Good morning to all.
I'm another EX So Cal relocating to Scottsdale area for work/retirement, sorry in advance.
I'm wondering what the cost of building a pool is.
During my search for a home to purchase, I like some homes that do not have pools.
I'm just looking for a prox $ for building a play pool, with a small water feature.
Thoughts ?

$25,000-$30,000 will get you a nice play pool.

Which will add no more than 5,000 or so to the appraised value of the house. If you can find a house you like that has a pool already, go for it.

A lot will depend on the upgrades you want and also, the type of soil/prep work you have. Will the home have an RV gate to access the backyard for the equipment? If not, they will need to take down part of your wall to access it. There's also some kind of soil that, if your yard has it, will increase the price due to the prep work they need to do. Ours cost us $25,000 but that was 6 years ago, not a ton of bells/whistles, no issues like described above, and had RV gate access. I'd guess that would be the bare minimum price now, possibly a bit higher. Having a home with an existing pool would make things quite a bit easier.

I'm a Realtor and all the appraisals I'm getting right now on homes in the $250k-$400k range are valuing pools around $12k-14k.

Im an appraiser in NJ and am moving out to you in May. Here pools add little to no value due to limited use time and number of people that dont want them. Its called functional depreciation I would think with the long pool season in Az and the percentage of folks that actually would prefer a pool in that area 50% of the cost in added value is quite reasonable.

That is going to get you a basic play pool, it won't be a "nice play pool".

I paid more than that ($36k) 9 years ago and got a step above a basic play pool (still nothing fancy). I have a friend that recently paid $40k and got less than I have.

Here is what $36k bought 9 years ago...

I appreciate this -- I've been asking how much I can expect to see on an appraisal with a pool and I keep getting responses such as "it depends on the appraiser" -- thank you for the current info

That is the best move, you don't get anywhere near what it costs to build the thing when you sell it.
