How about having a bunch of paid off houses when the real estate market crashed. People leveraged don't have to take the loss, people that paid cash, do.

You hold on to your property, it's paid off, collect your rents, if you have to take less rent you do it. It's real estate, it'll go back up. Also! Don't buy in undesirable neighborhoods.

What write offs do you have with the stock market? Real estate you have,taxes,improvements,loss of rents,cellphone,computer,gas,insurance....what are you writing off with the stock market? "Your stock broker's, $1000 suits,lunches and lobster dinners " wake up!!!

Before you get into real estate or the stock market,you need to do your research. Make yourself knowledgeable before you leap and have capital behind you. I'm not saying to take all your money that you have and buy a piece of real estate.....Stop twisting things around and saying I'm giving bad advice.

Before I do what? I've bought and sold over 100 properties, have rentals and have invested in the stock market since I was 19

Great, I get $800 back on a $4,000 property tax payment on a vacant house that I can't rent out in a down market that has maintenance and repair costs and possibly HOA dues and vandalism. That doesn't move the needle for me.

If one has a million dollars wrapped up in 5 paid off properties, and the other has $250,000 tied up in the same $1M of real estate and $750,000 in stocks, bonds, cash, gold whatever, the person that is leveraged has more options and can make a better move if the market collapses.

Personal attacks now lol. Re-read what I posted bro, I started investing in the stock market at 19 (with money earned from working). I worked throughout college and bought my first property at 23 in grad school and had my roommate pay the mortgage in the way of rent.

No "gold spoon" (or silver spoon either). I just like to speak from experience and make statements that can be.proven mathematically. I'm not talking about 'peace of mind" or Dave Ramsey nonsense, just simple math.

I guess your not good with real estate,stick with the stock market. Oh! By the way, gold has went from $1900 an oz to 1200-1250.
