What were these cities thinking when building Top Golf and Drive Shack next to each other? They are both the same product with different names and are literally across the street from each other:

picture for illustration only (not sure of exact parcels of land to be built on)


This may be the worst planning of both cities and MC as a whole. These are million dollar buildouts that could be under jeopardy after completion due to poor planning. MC doesn't need two competing golf entertainment products of the exact same thing literally across the street from one another. There is not enough demand to be building two of these, let alone build two SIDE BY SIDE.


Just to add: Valley Golf Center is two exits away from the 101. It's a very well established, very well maintained facility for players of all levels. You don't get the food service nor the beer, but you get a great value for a quality range experience even just for the entertainment.

It's for the same reason that you get CVS across the street from Walgreens, or Burger King across the street from McDonalds. Business want to be near like business as a cluster of similar uses often draws MORE people than a standalone. It goes back to an urban planner named Walter Christaller and his "Central Place Theory" which is well-known in urban planning circles.

Thank you for the reference but your argument is in context to retail space, not entertainment.
No two sports teams of the same league will build stadiums next to each other, no two movie theatres will build next to each other, no two water parks will build next to each other, the list goes on.

Valley Golf Center is an actual driving range and pro shop. Top Golf is a completely different product. It may eat away some dollars, but VGC does good job differentiating.

I'm not sure of the other facility. Top Golf is fun, but it's a little pricey and not a great place to actually work inn your game, try clubs, take a lesson, etc

The city didn't build them; the private companies did.

The city planning dept. just approves or denies projects that are submitted according to pre-set criteria. The viability or profitability of a particular proposed business is not part of their concern.

Not true. I can think of quite a few instances. Looking at your water parks example, Wisconsin Dells is the biggest destination for indoor water parks in the world, with over a dozen of them in a 50 square mile area. Looks at the areas around Walt Disney World...ton's of water parks and other types of theme parks. Sports stadiums is a very different thing basically because of the cost to build one stadium and the money it takes to support a pro sports team, plus professional leagues can place arbitrary limits on how many teams can be in a given market. In my old home town there were actually a couple areas of town that had movie theaters within a mile or two of each other, and all did pretty well. I'm sure there are other places like it. In Phoenix note how a lot of entertainment attractions popped up right near Indian Bend/Talking Stick. All are fighting for people's entertainment dollars, but still you have new attractions popping up there.

Sports teams in the same league don't build neighboring stadiums because of agreements within contracts. This is, to my knowledge, two separate entities competing.

Lowes and Home Depot are often within a mile of each other. And car dealers now are all together in auto malls. There's a whole bunch of bars and restaurants in Westgate all within a few feet of each other.
