Good morning,

We are looking to possibly relocate with our employer to the Phoenix area and are seeking advise from locals on crime. Heat maps are worthless as they are all over the place. I.E- One shows Surprise to be a safe place while another claims its a high crime area.

We are seeking a nice and safe community for under $500K.

Work location is near Papago Park and I am willing to commute 30-45 min.

You'd need your head examined if you buy in Surprise while working in Tempe. There's no need. Get a nice townhouse or condo in Scottsdale for $500k.

Appreciate the response, but go back reread the post real slow as the Surprise reference was only an example. In case you are unaware, when someone uses i.e. in a sentence or reference, that is short for in example!

Duh. The point remains. Even though your budget is on the lower end, it would be unwise to live so far from work and you’d be better off choosing a smaller condo or townhouse nearby. Not everyone is so astute as to the vastness of our area and many newcomers pick a place based on affordability and then have miserable commutes.

I used an AI program developed by a friend that generates the best neighborhoods with price constraints. It searches public records and looks for high concentrations of surnames ending in a vowel, as well as concentrations of surnames taken from dead presidents...those are places, where you don't buy. Needless to say it is quite controversial, yet, it allowed me to get 150% in two years in 85014..and the couple buying from me also got 150% over the subsequent seven years. And of course you have to do an overlay of both soil and flood maps.
