The Tempe City Council approved General Plan 2050, which is expected to be sent to the voters. For those who aren't familiar with Tempe, the north side is already fairly dense & urban, but south Tempe is still very suburban. If the initiative passes, denser housing & taller structures could be more common south of Apache Blvd., and of course, residents are divided about this. The reason for this plan is to increase housing options due to Tempe being landlocked, and the only way to keep growing is inward & upward. It will be interesting to see if this goes through, and how the landscape of south Tempe will appear in years to come.

Good for Tempe! Density, setbacks, and other such elements should be based on surroundings and not tied to zoning districts. Everyone should have the right to add economic value to their property via slightly more intense use, without going through convoluted rezoning and development approval processes.

I didn't give it a thorough read, but it looks like they missed a spot. They should allow by-right ADUs in the low-density residential areas as well as the others. Maybe these could serve multigenerational households or provide additional rental capacity for families in the Kyrene district. Both would be good for Tempe and its neighborhoods.

Not sure what to expect after the Yotes arena, I believe that had a lot of push back because of the perception that a billionaire owner is getting something for free. We'll see how this goes.

I have mixed opinions. Normally, I'd say that anybody should be able to do whatever they want on their property, as long as it doesn't cause a nuisance to the neighborhood (one reason why I hate short term rentals like AirBnB). In the end, it depends on what the voters say. Do the residents of south Tempe want their zoning changed to allow more height & density? While available land in Tempe is limited, there's still enough of it on the north side along & near Rio Salado Parkway between Scottsdale Road & McClintock for development.

There is very little vacant land left in south Tempe that would even be suitable, but as someone who has lived there for 50 years, count me as a very large NO, if someone wants to tear down some existing structures and build up. All those high rises they are still building up north will just have to do. If they want to build more there, okay, they've ruined the area with them already.

I went to an economics development meeting for tempe yesterday and the speaker did mention all the new developments. One such is the affordable housing complex that's going to go in where the Food City used to be on Apache. They're looking for a grocery store to be on ground floor. Also the cul de sac community completing phase 1. Mill St. revitalization. Commercial and Industrial n the Rio Salado area and S. Tempe.
