Why I ask is I was there yesterday and the overall 'vibe' there seems to have deteriorated greatly in just the last few months.

Thoughts, anyone?

Haven't noticed much of a change. Can you be more specific about the "vibe"?

Sketchier looking people walking around and more empty storefronts.........almost like a 'ghost town' vibe.

There has been gradual trend in Phoenix over the last 2 decades. The area that could be considered "south Phoenix" in socio-economic terms has gradually expanded north.
Camelback has become what Van Buren was 20 years ago and Bell has become what Camelback used to be.

Having lived at 14th street and Thomas and traveling the area daily, it's a advancement of 16th street and Thomas north and east/west. Yet travel east to around 40th street and Indian school, still a nice area.
Not certain I see Camelback as Van Buren circa 1986, but can see it becoming that within the next 10-15 years, yes.

I've never considered this area really upscale, so I can't say I've noticed sketchier people recently. Empty storefronts -- I'm seeing lots of those everywhere due to liquidations (Circuit City, Linens & Things, Mervyn's, etc.). The one positive is that the little strip mall on the north side of Indian School near 8th Street has attracted some nice small businesses lately. I'm thinking of Mamma Mia pizzeria's second location, Two Hippies Magic Mushroom Burgers, etc.

Camelback is absolutely 'schizophrenic' IMHO.

24th St/Camelback rivals the best of N Scottsdale yet just a few miles away near 15th Ave it becomes 'ghetto'.

In all fairness; had gas prices remained north of $3-4 a gallon I would hazard a guess that gentrification would really have taken root in the older enclaves especially with the illegal aliens being chased out.

My AFI Agent was talking about that 10 years ago. Camelback becoming a dividing line between good rates and not so good rates (homeowners insurance).

funny because when I come home from work (tempe) to Indian school/central area, I usually take the 51 to Indian school, but have changed my route lately to take the 3rd st exit, and usually take central home. I don't like driving through depressing areas to get home. It makes me depressed.
