The people who were forclosed on will soon be able to qualify for FHA mortgages if they have remained current on their other debts. I have a belief that once these people re-enter the market, buying for half of what they paid for their foreclosed homes. Even if foreclosures continue at the current pace the demand by the previously foeclosed on when they again qualify for affordable rates with low money down will stabilize the market. I don't read anyone recognizing the re-entry of these people into the market. Of course those without jobs won't get loans but 90% of us are still at work and many who have lost jobs did lower income constuction labor.

Nope.

80% of us have jobs.

The next big shebang?

Commercial properties.

Add places like N Scottsdale, etc. to that list as well.

As you alluded to: the sub $150K ($300K+ of 3 years ago) housing market of today is being sopped up quite quickly.

I admit that with these people the impact will be on the lower to lower middle ends. They will be of little help to the move-up market or the high end but again should provide enough demand on the sideend to keep inventories low enough for prices to stabilize.
