I didn't realize it was that high. Over $7k in taxes for a mediocre $200k house is just disgusting. I drive through Mt.Lebo everyday for work and it's nice, but not THAT nice. Someone would have to be nuts to pay those kinds of taxes. There are plenty of good school districts that don't cost so much, like Hempfield, Seneca Valley, Franklin Regional, Mars, Peters Twp, etc. Mt. Lebo can keep their walkable neighborhood and lame coffee shops. Apparently, being progressive is quite expensive. Imagine that.
There is a $25K homestead exemption, so if you are assessed at $200K, you can reduce the assessment to $175K.
Keep in mind most all of the tax is for the school district.
It has been a while since I looked at the city taxes. Years ago they used to split land and building and taxed them differently. Is it the same as the suburbs these days? In other words if you have a home assessed at $100K in the city you would have a tax of $2941 without exemption.

Correct to my knowledge, of course the homestead exemption may also apply. (see link)
I think Dormont has to have the highest taxes in Allegheny County. If you have a $100K home, you will pay $4K plus a year in taxes! I have never seen a tax that high! After seeing that, I will NEVER recommend Dormont as a place to live. That is just too much tax.
Just an aside, but the reason walkable places like Mt Lebanon are priced at a premium is that they are artificially scarce. And they are artificially scarce because of public policies and regulations. So those high prices are a side-effect of the policies and regulations that subsidize and otherwise encourage auto-centric sprawl and discourage (and sometimes prohibit) walkable developments.
And yes, this is an example of governments distorting the natural market outcome, to ill effect. But many (albeit not all) of the usual anti-government suspects tend to ignore this particular example because it happens to favor their preferred lifestyle.

Right, and Mt Lebanon was laid out a long time ago, under a very different policy regime. The question I was answering is why we don't have more new developments that look like Mt Lebanon (because if we did, places like Mt Lebanon would be somewhat less expensive).

Lebanon in addition to great school does have unbelievable amenties in comparison to Fox Chapel, tennis courts, indoor and outdoor, platform tennis, ice rink, community swimming pool, rec center and golf course. How much for coutry club in Fox Chapel, 50 up front and 600 a month. Sewickely, you gotta join the Y, which is at least 100 a month for a family and the Sewickley Y isn't part of the Greater Pittsburgh Y. From what I hear is that everyone in Sewickley belongs to the Y.

Depends what you are into. FC has some beautiful parks. Most belong to private clubs and the clubs that are here are some of the best in the state. I love the FC Racket Club and FC Golf Club the best. An area with an average income as posted below will live very differently. Mt. Lebo is poverty in comparison. If you are making close to $200K a year, you probably are enjoying a luxury private club, not some public swimming pool.
