You could probably buy a vacant lot from the city for a reasonable price.

Thank you! Do you have an suggestions how to buy a vacant lot from the city?

Anything's possible.

There is plenty of vacant land in the 15206 zip code area, and the city and the URA own a large portion of it. I don't know if they are looking to sell it off or if they have some kind of grand plan that they are assembling land for or are hoping to attract a large developer instead of individuals such as yourself

You can contact the city about this certainly

Most of the buildable lots in East Lib are 30-65k. They are that much because there are liens on them for those amounts from previous lenders / properties, etc.

If you want to build a lot of houses there, then you can get a deal on the lots. Otherwise, you won't find a 15k lot. On top of that, you likely won't be able to build a house for that price.

On top of that, construction costs will likely be more than your $150,000 budget.

I think building in east liberty is smart, but you need to know what you are doing and work within your costs. The last 2 new construction houses built in east liberty were about 2500 sqft and cost over 300k to build. There's another house being started soon and it is going to cost close to 500k.

Can you post links to the houses? What type of finishes did they use?

It sounds like the OP is interested in building a 1,200 sqft house.

Which is tremendous underbuilding for the neighborhood, although some small lot areas exist.

Really, that sort of house is better in Lawrenceville or South Side. Not East Liberty.

It would be perfect for Morningside where the houses are smaller than East Liberty.

1200 sq ft could work in East Liberty - especially if built with a couple of houses that are that size.

I don't have interior pics because they were built for the owners, not spec to sell houses.

Lot on the left is the one being built on soon. Check the alleyway behind it to see what that area looked like before the renovations and new construction.

Lot to the right is a builders lot, but is expensive.
