First I could care less about the Whim club in the article, nor would I classify the building in question architecturally significant in any way, but anyone who believes the station square owners will demolish the building for more parking spaces & then actually build the mentioned residential development there I have a bridge to sell you. "Developers" love asphalt lots here (& not paying tax on buildings they can't figure out how to put tenants in).

We should go back to taxing the value of the land more than the value of the structures.

It seems to me in this case they have an issue with buildings they cannot figure out how to get tenants OUT of.

Correct. The tenants have a lease that allows for it's cancellation only if the building is being developed. The owners want the tenants out in order to demolish it & add more parking & eluding to a future condo development. The tenants argue that a parking lot is not a development nor is merely eluding to building an actual development sometime in the future sufficient for the owners to terminate their lease.

I agree with the tenants & believe that no actual development will occur (especially during the lifetime of the current lease) & the owners just want the increased parking revenue & reduced taxes by tearing down the building. These owners have had prime city real estate for quite some time & have done nothing with it all while trying to sell it for (in my opinion) above market price yet enjoying low taxes assessments.

Once Forest City starts seeing the revenue for these parking spaces,(which will be coveted because they are close to the T, the bridge, and the rest of Station Square) don't expect them to be in any hurry to build residences. They will follow in the Penguins footsteps by promising housing, but giving us a parking lot longer than anyone desires but themselves.

A parking lot on the site of the former Hooters Building would be a real plus to the Port Authority, increasing ridership on the T across the street.

Parking is still at a premium on the outskirts of downtown, and over half the downtown workers still live outside the reach of convenient public transport.

Probably a good place to put a parking garage, a bridge to the T station across 837 could make it super convenient for commuters, cut down on pedestrian traffic on the street and be a real plus in inclement weather.

I don't think most people commute all the way to station square in order to take the T downtown

I've known a few people who've done this (or just walk across the Smithfield St. Bridge) because of cheaper monthly parking rates at Station Square.

I'm not saying they don't park there, just that most everyone just walks across the bridge rather then pay a full fare to take the T a stop or two.
