Thinking of buying in Brookline, Dormont or Beechview. Which of these neighborhoods is considered to be the most desirable and why? I read an article that said Brookline had the most sales last year, but did not compare the areas to each other. Thanks.

Not really, as it skims the northern edge of the neighborhood near Jacob street, but it is not a very pleasant experience to use it. I believe its down some city steps into the woods, and under the busway.

The 39 Brookline bus route is very effective for commuting to downtown if that is what you are looking for.

Both Brookline and Dormont have more robust business districts than Beechview, but Beechview and Dormont have the light rail.

Do you have more criteria of what makes a neighborhood desirable to you?

Honestly the three are similar enough that it would come down to which location exactly within each one, and what sort of house at what price. Fleetiebelle's question about your criteria is also useful...

1 - Dormont (due to the train, better classic homes, better chance for home value appreciation, schools, movie theater)
2 - Brookline (great rec center and a better business district, though hillier)
3 - Beechview (even hillier than Brookline, great IGA, has train but not much in housing, just too cramped in my opinion)

Do you have kids? That would impact your decision.

they are at slightly different price range.

Beechview is cheapest and if you just want a place to stay and save money, it would be great starter home, cost you very little and could rent it out in future, downside is that price is not going up any time soon so the value of your property will most likely stay the same.

Brookline and Dormont is similar, with Dormont is more expensive and better school district, also with T running through Dormont. Brookline is consider part of the city, which is important for those who are required to live in the city limit. Dormont has better school, Potomac business district is great and closer to Mt.Lebanon business district too.

i personally think Brookline is lesser version of Dormont, but way better investment property consider the price and rent ratio.
