Yes, there is definitely more visible sprawl occurring north of Cranberry. With that being said the sprawl will have its limits. Jackson Ridge, Foxwood Trail, and Seneca Trails (all three of which are being developed by Ryan Homes and all three of which are in Jackson Township) are right near I-79. North of there in Lancaster Township you have Arden Wood (also Ryan Homes) and Scenic Ridge (Weaver Homes).

Living as far north as Lancaster Township and commuting daily to Downtown Pittsburgh or Oakland or out by the airport would be at least a 45-minute commute each way---not realistic. That means most who would be looking to build in Lancaster Township would need to work in Cranberry. How much of Lancaster Township will be lost to sprawl in the coming years is dependent upon how many new jobs Cranberry can keep creating, and Cranberry is running out of room to build.

Most people are getting the option to work remote now, so it's likely that a lot of the people in those homes work in their homes, and don't need to commute to Pittsburgh.

It’s been $4/gallon before under Sleepy Joe. That won’t stop people who can afford to live in those areas…besides Sleepy Joe says just go buy an electric vehicle, lol.

Yeah I mentioned that when I did Cranberry that studies had shown that its population could reach 52,000 by 2030 and 64,000 by 2040. It's hard to say if that actually happens to that extent but still may have more work to do. There is still some open land in the northern part. That would put it at around what Penn Hills was in its heyday.

I agree. No greenspace is safe. Also, try finding a home in Washington County with any significant yard or at least 1/2 acre or so that isn't within close proximity to a natural gas pad/site or a planned subdivision. Nearly impossible. it doesn't exist. Unless you want to spend close to $1 million.
