Belize is a great country. I did a study abroad in Central America, and it's one of my favorite countries in the world. I do think it's getting more expensive though, as it is becoming more high profile. And last time I was there, they only had one kind of beer, Belikin. But you can go over into one of the little border towns in Mexico and find 25 cent Coronas.

Property tax is the one that's bad for retirees because.... it's not based on income, it's based on what you own. Texas property taxes are about 3%, so on the typical $300k house, you're paying $9000/yr which is a lot for a retiree.

How about this:

California Population and Components of Change -- Real Estate Center at Texas A&M University Home

It is likely to have been negative before 1990 but the US Census didn't track it. I don't think the trend began in 1990.

this is simple. liberals live where they can suffer through life. places like NYC, DC, etc. once they are done paying their "fair share" they move to the south, where they can rely on slavery to give them a good quality of life.
