I havent chased him away and the market is whatever the going sold prices are NOW...not then.

I will put in his bid, if he still really wants me to. He loses big time and who do you think he blames? For sure it won't be himself for not listening. Apparently he has already done this numerous times to his Realtor in California before he finally got the message. That's why I am trying to educate him in an area he knows nothing about.

You want me to set him for failure. I want to set him up to get what he wants with education on whats happening in this market. The reasons for getting a cbs house over a frame one, or 3 bedrooms over a 2 bedroom house. It's a lot more difficult when he isn't even HERE and pictures of a house do not tell the story like actually going INSIDE. In the end, it's his decision, but I want him to do whatever he wants WITH KNOWLEDGE not blindly.

Someone told me that a building permit is now $15,000. Can that be true? I sounds like it would be cheaper to rehab a house then build a new one. $15,000, really?

...its NOT happening and I will not even waste my time doing the paperwork. THAT is reality.
But you said this less than 24 hours ago, to me this is very easy to understand. You said he is wasting your time. You change positions like i change tee shirts in 100 degree temperatures. So i'll be cordial have a nice 4th of July.

UPDATE on pool house that the guy wants to bid $50,000 for that is listed for $72,000-- it has 4 plus bids at asking price or higher--at this time.

Well I have to take your side on this one. Anyone who thinks you can lowball on a good house today let alone think there are obvious "deals" just sitting out there on MLS are a good 3 years too late. You missed the boat. Like Mr. Buffett says you buy when there is blood in the streets.

I disagree with this. Up until last year there were plenty of deals out there. Now it's quite obvious any home that was or is listed for under 100K is being scouped up with investors leading the charge.

Default House lost

Unfortunately someone in my neighborhood is loosing their house soon and I was thinking of buying it. What should I expect? how is it done. Do I wait until there is a sign up?

Go talk with them and see if their lender is willing to allow a short sale on the property. If yes then tell them you are willing go be the buyer and find a realtor to list it and handle the negotiation with the bank. The listing will just be a formality the bank will want to see but you already have an arrangement with the seller.

If it's already being foreclosed on you will have to wait for it to be auctioned off or more likely listed on MLS before you can make an offer.
