Fencing is ok if the lots are owned but not joined, same with temporary structures, but once you want to/put a permanent structure on it then you have to do a "unity of title" which perm. attaches that lot to the one with the existing home on it so sewage is not an issue. The biggest concern beyond the actual codes for the building will be if there is any drainage concerns since there is a "depression" between the two lots, not sure if there is a concrete drain in or not as I only walked the property twice before buying it and cant tell on google streetview.

It really is a balancing act of finances, but considering rv and boat storage fees I think I can "break even" by the 10 year mark, and even if we can't build exactly what we want storage wise, it will be great for the extra garden/tree space.
