Simply amazing that the nimb people who do not want a green KOA also do not like green solar.

I live off of Road 5 North, I would have to pass the KOA Campground. There are no turn lanes off of 89N. I can't imagine the traffic traveling 55 to 60 miles an hour and a truck pulling a 40 ft 5th wheel pulls out into the traffic traveling at a speend of 20 mph. I think if this man wants to place a KOA campground there is land just north of Road 5 North, that having a campground in that area won't disturb the neighbors (cattle) so much. I am against having the KOA where it is presently, not opposed to have it in outskirts of town or Paulden.

Default KOA & Solar Project Different But The Same

Prop 401 is about the rezoning from Commercial Light to Commercial Heavy. I understand that the Solar Plant will need a conditional use permit. So they are both about zoning changes. Chino Valley Arizona seems to change zoning when the wind blows, as it does often here. All you have to do is promise sales tax money.
Personally I would rather have a solar farm than a KOA near my house. However, the people who do not want a solar farm should be listen to respectfully or the Town will be facing another referendum.
This little Town has to start listening to its citizens and stop letting the Chamber run it.

I think the businesses will be beneficial, but there is enough area away from residential areas to accommodate the businesses. That really seems to be the heart of the issue. Problem is the developer bought the land apparently before estimating the backlash from the local residents.

I agree with most of what you said, but KOAs often go in and out. Know anyone in Ehrenberg or Blythe? I go back there since the sixties, and KOA was here, was there, was gone, back, now gone, but coming back again. Several different locations.

In my RV travels, I saw several similar instances, but can't remember specifics.

KOA seems to be more a seller of franchises than a campground operator.

There are many issues that i see with this equation. First of all, the property is not zoned for this type of business, second of all, this town has no planning etiquette, and properties can be changed for the desire of the owner and city council/Mayor because of sales tax. It is too bad because if it had proper planning, this town could be one of the best towns to live in, in the West.

Based on the poll numbers so far twice as many are in favor of the KOA Park

Theres a Koa park in Illinois and it sucks. They tend to pick really bad locations. Its in the middle of nowhere near nothing.

Prop 401 is on the ballot, along with voting for mayor and council positions. Guess if it passes the land will be rezoned and the KOA will be built.

If you live in CV and don't vote, then don't complain if you don't like the KOA plans. Please do cast your vote--I've mailed mine in already.
