The Burnt Store area is comprised of several communities, and is just south of Punta Gorda, FL. Burnt Store Marina, Burnt Store Lakes, Burnt Store Meadows, Burnt Store Village, Burnt Store Colony, and Burnt Store Isles are deed-restricted communities offering secluded, upscale living with numerous recreational activities.

Burnt Store Marina is the only gated community in the Burnt Store area. It features the largest, deep water marina on the southwestern Gulf coast, with 525 wet boat slips, some with up to 100 feet capacity. With over 200 dry dock positions, outside store, a fueling dock and a ship store, this is a boater’s dream. Fish for trout, pompano, tarpon and redfish or relax in a graceful sail boat. Sail Magazine ranked this area as one of the top ten places to sail. The basin is only ten miles to the Gulf of Mexico, and Charlotte Harbor is the second-largest estuary in Florida, encompassing 270 square miles. And there are plenty of other things to do! How about the 27-hole golf course and pro shop, the fine restaurants, community center, gourmet delicatessen, tennis courts, fitness center, walking paths, and a breathtaking view of the sunset over Charlotte Harbor! You can choose from estate homes, condos, villas and town homes. Only forty minutes from the Fort Myers airport, your Burnt Store Marina dream home features beautiful landscaping, spectacular views, a guardhouse with manned security, and all the charm of an old Floridian port. Burnt Store Marina is a true gem!

Burnt Store Lakes is snuggled into an idyllic Floridian country setting, dotted with lakes, palms and lush greenbelts. With custom homes and carriage condominiums, this community is a unique neighborhood. It is only two minutes from the Burnt Store Marina golf course and only a short drive from Punta Gorda and Fort Myers. The community features a private boat ramp with direct access to Charlotte Harbor, miles of sidewalks for biking, running and walking, access to world-class fishing, and best of all, lake front views and gorgeous vistas. There is plenty of room to spread your wings here!

Burnt Store Meadows is just six miles south of Punta Gorda and what a great place to live! Imagine city living in a relaxed environment with plenty of green area in which to hike, and lovely lakes near every home. You don’t have to give up convenience to get the peace and quiet. This family friendly community is near to medical facilities, shopping, and restaurants and only thirty minutes from the Florida International Airport. Punta Gorda, FL is ranked as the second best place to live in the United States. Own a single-family home in this community, and enjoy the bountiful fishing piers of Charlotte Harbor and the Peace River. Put your feet up on your lanai and start your new life today!

Burnt Store Isles is your ‘dream come true’! This exclusive waterfront, golf community features nearly 1000 canal-front and 400 golf course homes with a country club, boat club, and even a computer club. Minutes from Punta Gorda, this area is perfect for bird-watchers, sporting egrets, ibis, osprey and wood storks. Bring your sailboat and your golf clubs - an 18-hole championship course awaits you. Swim in the community pool and play on your own tennis courts. Choose from villas, condos or building lots, or cozy up in a three-bedroom waterfront home right along the canal.

Let’s not forget Burnt Store Village with a greenbelt behind every home and
Burnt Store Colony offering all the benefits of the Punta Gorda area, in a more affordable setting. Burnt Store Colony is a resident owned, very active, 55 plus manufactured home community that has a full schedule of social activities throughout the year including bingo, arts and crafts, pot luck dinners, tennis, swimming, and shuffleboard.

Nearly all of the Burnt Store communities are deed restricted communities with city water and sewers, paved streets, power, cable, and telephone service.

You can use the local MLS to search for homes in any of these communities which will give you the price, lot size, square footage of homes, etc. Each community has different sized and priced homes.

When looking for homes in the Burnt Store area it is helpful to know the Subdivision Name and Legal Description or Section Name. Listings will be under one or the other.
Burnt Store Isles is Punta Gorda Isles Sec 15
Burnt Store Marina would also be under the complex name, for example Harbor Towers, Courtside Landing, etc.
Burnt Store Meadows is Punta Gorda Isles Sec 18
Burnt Store Lakes is Punta Gorda Isles Sec 22
Burnt Store Village is Punta Gorda Isles Sec 16
Here is a link to the maps of each area in Charlotte County: Charlotte County GIS Department

There is another waterfront community called Pirates Harbor. Don't know much about it. Doesn't appear to be deed restricted.

Pirate Harbor
There is an optional HOA fee of $125 per year. There are currently 9 listings and the prices range from $274,900 to $499,900 for 1400 sq ft to 2765 sq ft homes. There are no deed restrictions. It is located off of Burnt Store Rd across the street from Burnt Store Colony near Zemel Rd.

Pirate Harbor opens into Charlotte Harbor and is tucked away in the mangrove islands just before a big bend in Burnt Store Road, south of Punta Gorda. You’re only ten minutes from shopping, but you have the privacy and natural environs of old Florida. In Pirate Harbor, the streets are all pirate themed--- drive down Capt Kidd, , Henry Morgan, Jolly Roger and Blackbeard Boulevards, and Jean Lafitte Drive.

Here you are close to medical facilities, libraries, schools, shopping, fine dining and entertainment. Located within minutes of Charlotte Harbor, and with no bridges to hamper your sailboat, you are going to love Pirate Harbor. Only eight miles to Boca Grande by boat, and close to the islands of Cayo Costa, Sanibel, Captiva and Pine Island, you have so many choices for boating, fishing, swimming and snorkeling.

If you love the sky blue waters of Florida, you will love the lifestyle here. Keep your jet ski, your water skis and your boat close at hand, because you are bound to use them here! Watch the blue heron feed beneath the mangroves, photograph the egrets and spoonbill, and watch the pelicans dive for their catch. Then paddle down the eight navigable manmade canals and natural waterways to experience some of the best fishing in the state. You will feel like you are living in Venice, Italy! Look for dolphins in the waterways and watch the eagles soar overhead.

Most homes in Pirate Harbor are designed in a Key West, ranch or stilt style, and many have canal frontage, and private docks and boat lifts. Pirate Harbor is a small, neighborly boating and fishing community that remains a well-kept secret.

The original community was built in the late 1950s, and you can now find a variety of home styles and sizes here. If you love the water, and want to keep your boat close at hand, there is no better place to live than Pirate Harbor.
