I would say realtors want a qucik sale over highest money......if the bid drops by $5000 they lose $150 but its money in the bank....

Not only that but a GOOD agent will help find you the best deal for the money (REALISTICALLY), hoping that you'll refer friends & family to them. If all they do is show you places above your budget, A) you'll get annoyed and fire them, and B) Obviously not refer others to them. It's in their best financial interest to get you a good deal, if that's what you are looking for.
Just don't waste their time looking for a 4/3/3 2004 built home, 3,000 sqft, waterfront, pool, with granite, travertine, stainless appliances all for $80k. Be realistic in your expectations and you will have a good relationship with a good realtor.

No catch, just a very small home purchased at auction that needed a lot of work.

There was already a thread on this subject when she appeared on the Ellen Show.

Regarding the other questions you have (insurance, utility costs) I suggest you read threads on both the Sarasota/Bradenton and the Fort Myers/Cape Coral forums to get your answers. There are too many "it depends on" answers.

Well, your wrong about that, some agents want the buyers to get a good deal, and do a lot of work. They can save you a ton of time, and their commissions are agreed to with the buyer up front - their commissions have nothing to do with you, you aren't negotiating their fees they are already in the deal when the buyer sets the price.

Most agents work a lot (all hours) and show a lot of home, then their broker gets 3%, and then the agent may get half of that They don't even get paid for the gas for running their prospective buyer around - many wasting their time. Example $100K x 3% = $1500 x 1/2 of that = $750 - desk fees and other transaction fees = about $300 per $100k deal - not much for all they really do for you, and they hardly want to lose their credibility over a pittance.

There is another agent who posts on this forum more who is very good.
But, Willow's mom is a good friend of mine, and many other people here.

no, when you buy a foreclosure or short sale - the bank is obligated to give you clear title. When you buy it at an auction you do not get that. Often there are hoa liens, ccd liens, code violation fines, 2nd mortgages, lines of credits, and other things that remain - and you are at risk of just buying a lien to pay, and not getting clear title - it is very risky. I am experienced at this, and can tell you i have paid all of the above at one time or another. And when you pay 100% in cash, and find out you have a problem - it ain"t fun!
I thought you could query the county records for liens, etc. (or pay someone to do it). Didn't you do that?

Yes, but they aren't all their, and they aren't all closed. You can pay some lien / title search firms, but even they won't find it all - not until you actually try to get title insurance will you find out, or when you get notice a lien filed. The cheap title search firms offer no guarantees either. But, in fairness a lot of stuff is shown, however, not all is listed on line, paper work was never filed properly sometimes, but that none the less doesn't protect you.

what makes you win, if your bid is higher why wouldn't you pay more than her? That's a system I'm not familiar with.
