so today we go look at a home for a potential remodel and flip. listed at over 3000 sq ft.looks nice.

so walking around it doesn't feel that big but still big and lots of potential

double check the MLS listing , strangely 2 different living areas shown -only 20 sq ft difference but still weird. so I call up the county and lo and behold...15 years ago it was used as a builders model and the garage had forced air while in use as a sales office but now its a proper garage and so the actual living are is 630 sq ft less.....oh only a difference of about $70k -or between making a nice profit and a nasty loss.......

now it has all the usual disclaimers 'don't guarantee anything;' BUT the bank should have had an appraisal which should have picked this up.......so did they, and conveniently list it 'wrong'...or is it me being cynical ?

someone could catch a huge nasty here, we informed the selling agent , so now we wait and see

just goes to show people you have to be careful out there (in best Phil Esterhaus voice )

Most Realtors will just use the county records to auto-populate the fields in the MLS for the listing unless they seller informs them differently. There is a disclaimer at the bottom of the MLS sheet that says: Information deemed reliable, but not guaranteed. Parties are advised to verify. But if the listing agent was informed of the discrepancy, then it should be verified and changed.

true......interestingly the county site says living 26.... ac 32.... they never investigated the difference

as for the amendment -we will see
