My wife and I drove around Deep Creek last weekend checking out the area. It seems like a very nice area. I did notice that most of the houses are a little older. Not that matters but insurance might be higher. Interested in any comments. Thanks in advance.

Parts of it are prone to flooding during a periods of heavy rain. It made the news a few times last year.

There are older and newer homes in Deep Creek. Homes built 2002 or newer are usually less expensive for homeowner insurance, but it really depends on the features the homes has. That is what determines the insurance. There are two sections in Deep Creek with different homeowner associations. Below are the links so that you can read about them. When searching for homes in the MLS you will see the sudvision names Punta Gorda Isles Sec 20 and Punta Gorda Isles Sec 23.

I've heard (heard, no experience) that a lot of the homes in Deep Creek need to have their water lines replaced under the slab. No idea if it's true or not. Unknown what part, year, etc.
By what I understand is they route them in the attic for replacement. Maybe Pex?

I live in Deep Creek and I haven't heard of this before. I live in Section 20 and have many friends in Section 23, and no one that I know has had this problem.

Deep Creek is deed restricted so there are some rules you're required to follow, but in general the rules actually make the community look nicer compared to some of the areas in Port Charlotte (i.e., no cars on cinder blocks in the driveway). Since we're adjacent to a preserve, we have a lot of wildlife roaming around: armadillos, bobcat, feral pigs, coyote, etc. It can make life interesting.

The homes here are of all ages and sizes. After Charley, numerous homes needed to be rebuilt. (Our house had the roof blown off so everything had to be replaced. The only original thing is the slab. So, even though the house was originally constructed in 1991, the house as it currently stands is only 12 years old.) Also, we've had several new homes constructed in the last few months and some that are still under construction. I know that there are several builders that will build on your lot and others that will sell you the lot as well. While lots are about a quarter-acre in size, you can buy additional lots to increase the size of your property (our house sits on a half-acre, much of it wooded).

I don't think that is isolated to DC only. I have several neighbors on my street who have had to do the same. I've had to have a leak under my slab repaired myself and when the next one occurs will be going the overhead route too.
I believe it's more of an issue with the aggressive treatment of the water here, although I don't know if DC is county water or well water. I don't know why the people here haven't started a class action suit against the county like they did successfully in Sarasota Co.

Happens more often than people realize, many times it goes unknown for long periods of time if you do not pay attention to your water bill. Can happen with any slab home with copper run in it.
