Hi y'all!


I have a vacant lot to sell and for those that do not know, the market could not be hotter right now. Anyway, can someone give me an idea of what is reasonable in terms of the sales commission rate right now? As I see it, there is little to no work to do to list and/or show vacant land, it's not like you need tons of pictures and host open houses, etc. I've seen lots sell where the listing was little more than a screen shot directly off of ccappraiser.com.

When you bought here, did you close on your property at a title company office? If so, and if you liked doing business with them, reach out to the people there. They will have all the forms to handle the sale and I'm guessing they will also be able to give you a ballpark figure on commissions paid for similar properties since they see all the numbers. Then try listing FSBO on sites like Zillow or get one of those services where they list FSBO on the MLS for a flat fee.

For the record...


I am not suggesting that I do not want to list the property in a traditional way, I am just curious if the group might be able to tell me what a reasonable commission rate is? 6-10% doesn't sound reasonable and those are figures that some of my friends have suggested. Thanks, again.

6% is standard commission, regardless of what you think the realtor will or won't do. If you disagree, there are realtors who will market your property for less. Just look around....some will do it for a flat fee (paid up front) or a lower percentage. Results may vary though.

New rules require real estate agents to disclose buyer's agent commission on their MLS listings. I looked at a couple of vacant lots on Redfin (listed under Property Information once expanded and generally near the bottom) and it looked like a few had 3-4% listed for buyer's agent and some said if a person was non-rep that 0% would be given or in another case they would charge $100 (I'm guessing to cover their time in drafting the contract on the unrepresented buyer?) Not sure what the seller agent gets but I'm sure there are agents out there willing to negotiate if you want to go the agent route. 5-6% on average.
