My advice would be to talk to landlords/PMs up front. Explain your situation [with a copy of your credit report if you have it] and ask them if it is worth filling out an application. at least that way, you won't have to deal with [and pay for] applications where there is no possibility of renting.
A skip on a lease makes the tenant a leper. This is the worst that can be presented on a credit investigation for a rental. Don't try to hide it, though. Be up front when applying. If you hide it and the complex finds the issue themselves, you are out of the picture.
Five years may help a bit, but a substantial deposit and good employment might get you a unit as long as things have been good since the default.
I am looking for more space for me and my 3 sons. I have a felony from 11 years ago and my credit is good and I have been on my job for 5 years. I have been turned down before and I just need some assistance to help me move forward. I have made mistakes as a young adult but have been clean and taking life by the horns for the past 7 years.
