my husband and i love charming (yet modern) and unique ranch-style (single level) homes, but NC seems to have A LOOOOT of cookie-cutter 2-story homes. does anyone know of either neighborhoods in cary/morrisville that have lots of single-level homes OR builders that specialize in single-level homes?
Uniqueness in a newer rancher will probably require a custom-build. I would focus in those neighborhoods and see what may be available.
The popularity of smaller lots often makes 2 story homes the best choice, as a similar square foot rancher may not fit well. And enough people prefer two stories for various reasons that one story homes tend to be a niche product.
You can get bungalows at Kitts Creek in Morrisville that are unlike most anything around.
It also doesn't help that with lot sizes in Cary having gotten smaller over the last 10 years it's pretty difficult to fit acceptable and marketable total square footage on .12 to .16 acres without it being a two story design. There is a certain ratio of home footprint to total lot size that builders have to manage to and if you factor in the driveway, patio, and walkways also being non-permeable square footage on the property ranches don't work.
It killed me to move away from my 3 br, 3 car garage ranch out west and into something that was squeezed into a postage stamp-sized lot. Ugh, the stairs!
Ahh... I see one that I'd consider fairly charming and reasonably modern... built in 1999.
1900 sq ft... is that big enough? Lot looks to be .29 acres with decent amount of trees out back as a buffer from roads and such.

Yeah... the pickings are slim in Cary on what I might call "charming" for a ranch.
If you build new, most of them are gonna wind up being in cookie cutter developments if you are in that price range in Cary, as a ranch will require more land to build, unless you can find a builder who is willing to build a ranch plan on a larger lot.... again, price is a factor.
I just did a search for ranch homes in Cary, built since 2001, under 280K. Five listings came up, 3 of them in over 55 communities. The other 2 I would not consider charming. You may want to expand your search to Apex and Holly Springs...I just searched again in these towns and 18 listings popped up. Some very very nice!
