I am going to build a new single family house in Cary and the builder sales rep asked me if I want to perfer to do land survey before construction starts? They said it is optional.

Please advise me if land survey is necessary specially in a subdivision that is near to complete? I appreciate you suggestions. This form has been really valuable. Thanks

I would do a survey just in case. That way if there is ever an argument about encroachment or an easement on the property you have ironclad proof.

do the survey. it is something worth having for a small price (used to be around $350).

As someone in the new home industry it's a good idea to have a survey done. At the very least it will help if you ever plan on doing a fence down the road.

I agree. It's worth the price you pay now to have it done, rather than have a headache later. if you are in an HOA, get it done. most likely, you will need it to get a fence or do any other outdoor project.

If the builder has erred, the time to get it fixed is before you own the property.

I would call the local home builders and check out your builder. He is suggesting you skip a standard step in the building process. What other steps will he skip that you do not know about?

Did we read the same post? I don't see anything about the builder suggesting they skip a step - just asking if they want to do the survey or not.

Builders are not required to provide a survey to the buyer(s).

They want you to forget the survey!!!! They probably want you to skip title insurance also!!!!! Does this property back up to within 50 feet of 540 or railroad tracks? Get a real estate atty, sounds like you are a first time home buyer.
