I need to have my 2 story 3200 sqft house painted.

I would love to know a ballpark for this.

It will need powerwashing, caulking, trim & doors.

I am changing color but not by much.

Also, if anyone has a recommendation for a painter (or company) that
is good and reasonably priced I would appreciate it.

Our 1600 sqft-ish home (not exactly sure about the garage size) was $4000 and included all the stuff you mentioned. We used R & D and they did a great job.

Oh yeah and we were drastically changing colors so it took a buttload of paint.

I had a friend in college that worked for them and I would never let him touch my house with paint lol.

Was the body of the house rolled on or sprayed on?

Trim, door, and foundation rolled, body sprayed. Took four coats if I remember correctly.

Not sure how much it would cost but many of my colleagues at work have used Certa Pro painters. They are all happy.

From painting myself, the majority of the work/price paid will be for the prep work. Even a hack like me went out and bought a sprayer from Home Depot - the key is in the prep work.

If your house doesn't have much cracked paint it shouldn't be too bad, if it's got a lot of old flaking paint they will have to scrub every inch of that house, lots of labor involved.

Keep in mind sq ft of your house isn't the same as sq ft of the wall surface, my garage is only 460 sq ft but has 1200 sq ft of paint-able surface (hence why I bought the sprayer!). To get an accurate # you'd need to determine the sq ft of paint-able surfaces.

I've used Steve Noble with The Paint Company. His crew brushes the paint on, which I prefer.

I'd estimate between $4,000 to $5500, depending on if you have any rotted trim or boards that need to be replaced. I have crappy Masonite on my house so there is ALWAYS something that needs to be re-done!

There isn't rotten wood or peeling, so I think it just needs a powerwash, caulking & Painting.

I have considered having it powerwashed, painting first floor & above porch this summer with son, then hiring the higher part (about 1/4 of house)

Has anyone only hired out a part of the job??
