We are considering buying a house in the Glen by Standard pacific homes in Amberly, Cary NC. Their base price for the house is 337K for the model we like. With the finished 3rd floor option and upgrades the house comes to 388K for 3350 Sq ft. I am wondering whether its over priced for this area. Your valuable inputs will help us decide. Thanks!

Ask your realtor who can pull comps and will have a good, educated, professional opinion.

Standard Pacific builds a nice home for the money. For a house with a 3rd finished floor and the nice upgrades...ie, hardwoods, granite, etc.. that's about a $115 a SF.

You can check on the wake county gov site and look for comps on your own to get an idea.

But it sounds reaonable for the market. You're probably going to pay 105-120 SF for a nicely appointed house in a good area.

Thanks for responding...there are many custom builders in that are, so not able to get a good price comparison..pulte in the same area is selling 2850 sq ft for around 320K...is standard pacific bettwer than pulte?

to provide more details the price includes below
hard wood in first floor, granite counter top, 5 bedroom and finished 3rd floor with full bath. total 4 full bath..master bed room is good size but rest of the bedrooms are small..

Glad you have a Realtor, as the onsite agent works for the builder and therefore, doesn't have to tell you what the last home sold for or what the current incentives are. That is what your Realtor does for you.

Make sure your Realtor checks the current incentives as many builders are offering "end of the year" discounts even on new builds.

one additional point is they are not negotiating on price ( base price, lot premium or options)..not even a dollar.. i was surprised since i was under the impression that this is still a buyers market.no?

tried it too...still no negotiation ....so now trying to see whether its really worth the price..
