Hello Folks,

We are planning to add an addition, Bedroom, closet and attached Bathroom to the front side of our 2 storey home. The total sq ft for the addition would be about 225 sqft (160 sqft for BR, 50 sqft for BA, 15sqft for CL, bathroom would be standard fixtures, shower and single vanity). It is going to be an average room (Carpet and 2 windows in BR). Can anyone give me a ballpark estimate what it would cost, house is in Morrisville. I did get an estimate and it was 39K. I am not sure if this is too much or average.

If anyone has done anything similar, what was your sqft cost?

Also, if anyone has excellent recommendations for any general contractors you have worked it, I would appreciate it (you can DM me). I did a search on CD but the threads seemed to be from more than a couple of years ago. Hence, looking for some recent recs.

It would be difficult to give a ballpark with any accuracy but can certainly suggest some contractors. Is this an existing space to finish or a ground up addition?

$40K sounds in the ball park if you are going from footings to roof. We got a similar bid for a family room with a bathroom and a roof deck.

We just watched Mark and Bill of Snyder Construction build an incredible sunroom and deck next door. These guys are journeyman. Our neighbor said he found them through recommendations at Cisco. mjsynder@aol.com (919 761-0104) Neighbor said he was more than pleased with their work and hired them for a couple other projects.

Can the existing HVAC handle the added space? If not, how will that be done? An auxiliary system? Upsize the existing system?

The contractor may be obligated to "bring up to code" things which are not part of the addition. Electrical, plumbing, etc.

Kendall has excellent workers, and goes overboard looking for possible extra surprise costs so you know exactly the worst case scenario for your budget.

Thanks to all who replied. I will contact a couple of the GCs that were posted. I'm quite a bit surprised that $173 a sq ft is about normal considering that the homes in my neighborhood go for around $110 a sqft.

Economies of scale I suspect and the rising cost of lumber, etc.

225 ft. x $110/ft = $24,750.

To go from footings to roof will require the services of cement finishers, carpenters, plumbers, electricians... All of them coming and going and waiting on building inspectors. Plus the cost of materials. Difficult for $25K to cover all that.
