I am a buyer and my realtor doesn't seem to work in my best interest. How can I fire him? I signed a contract with him as my realtor last year, can I replace him now or am I tied to him forever as long as I'm in NC?

Check your agreement.
It will have to have a termination date in NC. Can't be indefinite.

Ok...so you figured out which company I work for!

Like Mike said...it should have a termination date. Geeze people, how many times must I tell you to sign ONLY AFTER you decide to work with someone and then for 2 months or so. You can always sign for more time later! Does anyone listen to ME?

I'd suggest you talk to the agent and if he doesn't agree to let you terminate the agreement, if its still in force, contact the broker in charge.

Default Call and speak to the broker

HI, if you don't want to speak to the agent, call his broker. Ask for a copy of your signed agreement. I only have people for one or two months on a specific property that way everyone is comfortable!

He's good but after reading a lot of Vicki's post I think he's not that good anymore.... just kidding He messed up really bad in our last meeting. I thought I got the house I wanted but it fell to one of his client at the last minute. It was pretty bad experience. So even though he's been good all year, I think it's time find another agent.Thanks your advice!

You should be able to terminate the agent also based upon performance correct? In other words if they are unresponsive, negligent etc.

No, that would be difficult unless you could show a significant breach of faith or failure to market the property as promised in the agreement.

Well, he is a buyer not a seller so that does not apply.

The agency agreements (from what I have seen) always have a termination date and are generally just a few months. In any case, you can always fire them (or they can fire you as a client) for any reason.

The agency agreement is not supposed to bind you for life. It protects the agent in case they work for you, find you a property and then you cut them out and make a deal with the seller or another agent.

The important part is communication, be honest and upfront about your intentions. If they are difficult, speak to their broker in charge and then find an agent that meets your needs.
