Thinking of relocating to the Raleigh/Cary area and wondering what the utility and tax costs be for a house costing somewhere between $250 & $300K with about 2,000 sq feet?

I am guess the yearly real estate taxes would be somewhere around $1800? and not sure what the utility costs would be on a monthly basis for electric, gas, water, etc?

In the NY area, our monthly electric, gas, water & sewer averages at about $240 @ month (on the budget plan) and I am wondering if the costs would be similiar in the Triangle area.

I have heard that water and sewer cost more here than in NY. People do mention it here on C-D so you might want to do a search of this forum.

Gas and electric will depend on how much you run your heat and/or AC.

I do think it will be more than 240 a month, except maybe during the mildest months of the year.

Taxes will be higher than $1800.. I pay $1960/year on a house appraised at around $220K. So, figure $2700 or so for a $300K house. This is in Cary - other local jurisdictions have higher property taxes.

I pay $2,100 on a house valued at $345k (3,000 sf). My electric bills range from $150 (early Spring and late Fall) to $450 (mid-Winter); we're all electric. I'm in North Raleigh and don't pay for sewer/water as a utility. I have however invested about $3k in my water system over the past six years.

Where in NY do you live? That electric bill seems way out of whack with what we paid for things as recently as 2007.

Roughly 1% for property tax in the bigger cities, outside it will be less, sometimes as much as half.

Energy/utliity costs are going to vary widely, not only due to type/age of house, but also if the lot is shaded or not, type of heat used (gas/propane, or electric) and how much you use the units.

Example, I have a 10 year builder grade house 2000 sq ft and electric everything and we paid $130/month over the past 17 months (Jan13-May14). Summer was mild but winter was BRUTAL. $50/month for water/sewer/trash.

As a rough guess for electric, take your highest monthly bill in NY and see how many kilowatt-hours (kWh) you used. Multiply that number by $0.096701 and add $12.19. Since we use more for A/C in the summer, your bill for those months will like be higher.

2252 sq. ft home and I average $107/mo for electric. We have gas heat, stove, outdoor grill connected to gas line. Monthy average for gas is $44. RE Taxes are approx. 1%. Water/sewer can easily go over $100/mo in the summer, depends on how much you water your yard.

We live in Rockland County which is about 30 miles north of NYC. The house is 1750 SF and I do have a pettet stove but the average cost for electric & gas is $215 @ month for the last year. No one is home durning the day, we both work. The water bills are about $400 for the last year, which in my mind is expensive. Garbage pickup is included with our taxes which ar slightly more than 10K for our very modest home on slightly less than 1/2 but that's the way it is in NY!

We are hoping to find a nice house somewhere near Raleigh, about 2100 SF with some property. We would like to have houses nearby but not too close and would love a 1/2 acre or slightly less and cannot spend more than $300. We were looking in Asheville however none of this was possible unless we headed away from the City and into the mountains or adjacent areas. My preference is to be 15 minutes or so from a City or civilization. I am hoping this will all be possible somwhere in the Raleigh vicinity.
