Hello!
My husband recently got a job at Duke hospital and we will be moving to the area in September. I am finding myself overwhelmed with all of the areas to explore- Raleigh, Durham, Chapel Hill, Apex, Cary, etc. We are looking for a nice/safe neighborhood with fairly new homes. My husband is willing to travel up to 30 minutes to get to work each day but obviously a shorter commute would be a plus. We explored Brightleaf last weekend and thought the neighborhood was very nice. We liked the trails and sidewalks in the neighborhood as well as it being fairly new. Is this a good area/neighborhood?

On a side note- we are finding that if we want a "newer" home, we are being directed towards track home type houses. Are there any neighborhoods that are in our budget (~300K) that are pretty new but NOT track homes?

Any feedback at all will be helpful!!! Thank you!!!

Describe "pretty new."

And... why does it matter, if the home has been updated and/or maintained well?

I guess I'm drawn more to the style/cleanliness of homes built within the last 5 years. It's not out of the question to look at older homes as long as they have been updated (specifically kitchen) and maintained well. We also like open concept floor plans which seems to be in homes that have been built within the last 10years or so.

Open concept was big in the 1990s, actually.

And the 80s, depending on the style of the home.

I'd say it's tougher to find brand new homes in your price range that are also convenient to your husband's job.

And people tend not to take on long commutes around here if they can help it.

You might want to reconsider your dislike of tract homes in your price range. That's pretty much most of what you'll find, be they new or resale... unless you want to take on a much older home, of course.

Regardless of the years when things we're "big" I was simply stating that's the style we tend to lean towards.

We are open to tract homes, I was just wondering if there was anything else out there that I was unaware of.

Any thoughts on the Brightleaf neighborhood?

Do you mean Brightleaf at the Park in Durham? Not really a great part of town, but not the worst.

If you really want to be in a good neighborhood within 30 minutes to Duke, you should probably look in Chapel Hill.

What are you looking for? As far as do you have kids, how long are you planning to live here, what do y'all value in a neighborhood?

That isn't a neighborhood in Durham, really... It's a housing development that was built recently in what was (and still sort of is) a rural area between East Durham & Raleigh/Cary.

To me that has a real Pleasantville vibe to it and the whole area (stretch of 70 to Brier Creek) is mostly chains & could be any town USA. Not my cup of tea but I'm sure it'd be safe and quiet.

If you have children you should understand that you'd be zoned to Southern High School which has the worst reputation in the Durham Public School System.

You could check out Kitts Creek in Morrisville. They have a wide variety of homes and it doesn't have that tract home vibe. Its probably going to be about a 20-30 min commute. The price point is probably going to depend on what you are looking for in terms of sq. footage and upgrades. Can you elaborate?

I would recommend looking at homes around Erwin Rd & Pickett Rd area in Durham. They might be slightly older than what you're looking for but it's a very nice area, quiet, safe, close to Duke Forest for walking/running, plenty of shopping nearby but it's still fairly secluded. Your husbands commute would take 10-15 minutes max. Good schools as well.

Do you know where he will be parking? Not everyone at the hospital gets convenient parking. Many people have to park at a remote lot and take one of the busses. Something to keep in mind with door to door commute time.
