Can anyone recommend a good home warranty in terms or price and service?

I've used AHS (ahs.com) in the past but they seem the most costly.
I also looked into HWA Home Warranty of America which seems about the same price as AHS.
I called First American Home (firstam.com) and they are almost half as expensive as the other two.

First American has a great local representative who will go to bat for you, particularly if your agent orders the plan.

Be sure you are reading pricing right. It is not my experience that they are that cheap.

Is this home warranty to replace or supplement builder's warranty or something you can get after builder's warranty expires?

Until I purchased this home 3 years ago, I didn't believe in home warranties. But I was given one included in the home purchase for one year, and decided to extend it beyond the year. My homes is a custom, built in '01 and so is at the point where things normally start to break or need replacing and it's not cheap. So far, they have repaired my ac twice, heat once - need new heat exchanger ($$$$), and replaced the gas water heater ($1300). For me, it has worked. For a home that around 12 yrs or older, I think it's a good thing unless you have someone to take care of these things for you.

I use Home Protect Warranty and pay $41 month. Hope this helps!

First american, is my choice of preference and i've never had a problem with them. I would definitely use them and recommend them.

Bank the $500 every year and pay for your own repairs, with much better technicians than warranty companies typically send out. They are not in business to pay out claims, and they tend to send bottom of the barrel techs and Band-Aid repairs whenever possible. We see it every week. Only way I would take a home warranty is if someone else provided it to me for free, and would still be reluctant to use it.
