I made the mistake of coming back from the Brier Creek area around 6:30 at night one night, and sat through the light at that intersection countless cycles. It was bad before they started building that development, I really don't know how people are going to get out of there. Or into there, for that matter.

Forgot about the train and the fire department.

And where do they plan on putting those kids for elementary school? Cedar Fork is around the corner and they are capped. The development on the corner of Town Hall Drive and McCrimmon Parkway isn't even done yet either. Morrisville is facing some rather large infrastructure problems IMHO.

Morrisville is definitely lacking in infrastructure, the council and town management agree. However, most of our infrastructure issues are caused by people outside the town driving on state owned roads or schools, neither of which Morrisville can control.

The voters approved a bond issue for a connector road from Evans at Aviation McCrimmon at 54 by the Sheetz. That should allow a decent number of people to avoid the 54 and Aviation/Morrisville-Carpenter intersection. The town staff has been able to finagle some grants to do things here and there and help convince the NCDOT to complete a few spot improvements due to the impending shutdown of Morrisville Parkway at the railroad tracks next year that will also address ongoing issues in town (though the DOT has been a bit slow adding the turn lanes at Town Hall Dr ).

They are also applying for federal money to potentially widen Morrisville-Carpenter Rd between the lane drop and the intersection with 54. (not sure if they will get it and that project will likely have some other issues. Staff has also been working with the Capital Area Metropolitan Planning Organization to push projects in or near the town and are spending money with Cary to study options for widening 54 in an effort to speed the process once that project comes up at NCDOT. (Incidentally, the railroad is also a major impediment to widening 54 as some of the road is actually in the railroad right of way.)

^^^Funny last time we were over by Cotten Place we saw a Town of Cary truck and my DH said "why is TOC over here?" I think it's great that the towns will work together.

That was probably for the water or sewer connections as a few years ago, Morrisville and Cary effectively merged those departments after doing cooperative agreements for years before that as they are so close and both draw from Jordan lake and had partnered on the treatment plant expansion.

Now, we pay our water bills to Cary.

Default Transfer Station Nearby

Please note that there is a Wake County Convenience Center (aka trash transfer site) nearby that could get quick "stinky" especially during the summer months.

Convenience Centers

I also agree about the traffic concerns!

In addition to the noise and traffic problems near Cotten Place, the builder is Meritage Homes. Please look up their reputation.

TL;DR?

These are less expensive for a reason, OP.

Quit looking for a cheap, new house in Cary that's going to fit all your requirements.

We used to call it the Morrisville K Mart back in the day when you could dumpster dive there.

With relation to noise, I live in an apartment complex further up the same train line. We were about the same distance from the train and I was amazed my kids slept through the train horns at night. I thought from their rooms in the front the train was loud. OP, you will need to hang out over there and see if it is loud to you.
