Family of 6 residing in NJ (black British) with three high school kids and one in college looking to move to NC very very soon and need a community/city/town where the family can settle pretty easy, so really I trying to get information on community, school, diversity and all the things that make life peaceful and enjoyable.
(1) Will be working in the RTP area (Cary)
(2) Housing cost $200 - $260K to spend
(3) Willing to commute about 30mins to work each way. (Way better that what I do now in NJ/NY commute)
(4) Would like a combination of small town / mid-size city feel, so once the kids all get shipped out to college, myself and my better half can live some exciting, fun, fine wine and dine lifestyle.
One important point, looking for a place where kids can fit in well, they all play high school soccer and play in the NPL soccer league, hence a busy soccer activity will prevent them for moaning about missing their old lifestyle in NJ, kids are also into track.
Any suggestion / comment will be greatly appreciated

And, you will find 3 and 4 bedroom resale homes available in much of Cary, if you are OK with 15-25 year old, or older, homes near the top of your price range. New construction, not so much.
Be on the lookout for a subdivision named Park Village....might need to be ok with a 1 car garage but one of the best deals for the price range. Others in Apex to look into Hollands Crossing/Kelly west... Other option is Holly Springs next to 540 so the commute would not be so bad. Check out FM Realty in a search and that will help you. We are in a sellers market with low inventory and don't see that changing for a few years.
Your budget is your budget but ... have you considered how much lower property taxes are here? In Cary/Apex/Raleigh, etc (Wake County town) you're going to pay about 1% in property taxes. That means a $260K house is $2,600/yr in property taxes (we charge the same rate on autos too, so don't overlook that).
We hear so much about taxes being thousands of dollars higher in NJ, you might easily take some of those savings and bump your budget up a little. Right now, I'd use an estimate of $6/$1K borrowed per month as the marginal cost of your mortgage. Meaning, if you save $3,000 in taxes alone, you could bump your budget up by $20K and still come out way ahead.
