We own a lot within Chapel Ridge (Pittsboro).We need to move to the area before we would have time to build and considering the housing market we would most likely get a better value on a preexisting home that a builder is having problems selling. Does anyone know if any builders in Pittsboro, Chapel Hill, Cary or Apex that may consider trading the land that we have in combination with cash for an existing home that they may have?

We have a limited amount of money and the lot (to barter). We are looking at a total cost of about $400,000 to $450,000. Any ideas or recommendations????

Time is also a consideration right? You will find that factory built housing could work, even at the level of housing you require. I have seen some pretty fancy homes which were modular, custom, and factory built. This Old House did a series on one several years ago.
You could rent until it has been completed, too.

Most builders probably have a note on the individual house.
They will need enough cash money from the conveyance to pay off the note.

It is not impossible, I would think, to do what you are asking. You just might not get the full value of the lot in the exchange.

I have seen builders advertising that they will "trade" your home for theirs.

Meaning, they will buy your home at the appraised value (let's just say $300,000) in order for you to buy their home (at the appraised value) let's just say $450,000.

After both homes close, you move into your beautiful new home and the builder takes his crew to your old home, updates it and sells it for more than he paid. It is a win win for both parties but I'm not sure a builder would be that interested in your lot because of it being located in Pittsboro instead of North Raleigh or Cary.

Can't hurt to ask.

depending on when you bought your lot....you may be way too far upside down. there are foreclosed lots in chapel ridge going for 40k and golf lots around 100k.

there is a great short sale in chapel ridge right now that is gorgeous.
