There are better indicators of what is "not ghetto" than just a schools rating. Try crime rates, income maps, and of course, driving through on your own on the weekend.
Durham county has schools that many don't want to attend, but there are some wonderful areas of Durham, especially in the Northern part. But, since the schools (NC school schools are at the county level) the cost of living is a little less than neighboring counties Wake and Orange whose "great schools" drive up prices and property taxes.
Look in the Bahama (pronounced Ba-HAY-ma) or Rougemont areas. Quite rural but not far from the Triangle metro area.
You also might look down near the Sanford (Lee county) area--just off the main road (US-1) there are a lot of rural areas, though in the coming decades, growth is creeping that way, which might be a good thing for property values.
